HVAC Replacement
A batch-based HVAC replacement program at a Mesa behavioral health facility where climate control is clinical
The Problem
At a facility like this, HVAC isn’t just about keeping people comfortable. Patients in active treatment can have real physiological sensitivity to temperature, and a room that’s too hot or too cold isn’t a minor inconvenience — it can complicate care. Reliable, stable temperature in every patient room is a clinical requirement here in a way it wouldn’t be at a typical apartment or office building.
Each patient room is served by its own individual water-source heat pump. Like any mechanical equipment, those units age, and by 2025 a number of them were approaching the point where waiting for a failure to trigger a replacement was no longer an acceptable way to manage the risk.

The Solution
Rather than replacing units one at a time as each one failed, the facility moved to a proactive, batch-based replacement approach. Two coordinated phases — one in April 2025 and a second in December 2025 — replaced more than a dozen individual patient-room heat pump units, each swap including new water source and return lines along with the unit itself.
Importantly, the units selected for replacement weren’t the ones already generating no-cool complaints. They were identified and replaced ahead of failure, based on age and condition, while units elsewhere in the building that hadn’t yet been through the program continued to occasionally need repair calls in the meantime — exactly the pattern you’d expect partway through a systematic fleet replacement.
The Results
The two phases together represent an investment of about $168,600. That’s a significant, deliberate capital commitment, but it buys something specific for a facility like this: certainty. Instead of finding out a unit has failed when a patient room loses heating or cooling, the facility is retiring at-risk equipment on its own schedule, before it becomes an incident.
The program isn’t finished — units outside the two completed phases are still in the normal course of aging, and occasional no-cool calls on those units are expected until they’re addressed in a future phase. But the units that have gone through the program are no longer a question mark, which matters more here than it would almost anywhere else.
