Infrastructure Restart

A round-the-clock infrastructure push to reopen a medical facility on an aggressive timeline

The Problem

New ownership took over a medical facility that had been sitting unused for years, with plans to get it reopened as quickly as possible. That meant compressing what would normally be a long, methodical capital renovation into a matter of weeks and months — while a building’s worth of deferred infrastructure problems surfaced all at once.

The building’s boilers wouldn’t stay running more than a few hours at a stretch. Sections of old cast-iron piping running under the kitchen and through the mechanical rooms needed to be traced, exposed, and replaced. The facility’s lift station — the pump system responsible for moving wastewater out of the building — needed motors, valves, and pumps rebuilt before it could be trusted to run unattended. And several plumbing fixtures didn’t meet current code requirements for a facility of this type, which meant they had to be corrected before the doors could open.

The Solution

Our team worked the project as a continuous push rather than a series of scheduled visits — diagnosing and repairing boiler leaks and controls until the heating plant could hold a stable run, tracing and replacing failing cast-iron branch and main lines, rebuilding the lift station’s pumps and valves, and installing the code-required fixtures (including a compliant hand wash station and backflow prevention assembly) the facility needed to pass inspection.

Work moved in whatever order got the building closer to opening — boiler diagnostics one week, sewer line excavation the next, lift station rebuilds after that — with change orders issued as new issues were uncovered, which is typical for a facility that had been offline long enough for problems to compound.

The Results

In the roughly 14 months from acquisition through stabilization, the property invested close to $1 million getting its mechanical and plumbing systems functional and code-compliant. In the seven months since, with the facility open and operating normally, total spend has been under $40,000 — a small fraction of the ramp-up rate, covering routine maintenance rather than emergency infrastructure work.

That contrast is the real story: an intense, compressed capital effort to take a vacant building from non-functional to operational, followed by a return to the kind of low, steady maintenance spend any well-running facility should expect. For an out-of-state ownership group working against a hard opening deadline, that meant one team handling boiler, plumbing, and lift station work in parallel instead of coordinating multiple vendors against the clock.
